McCORDSVILLE – The plan commission approved two secondary plats Monday night, progressing with plans to add more housing and mixed-use commercial options to the town.

The petitioner, Caleb Chance, spoke on behalf of Kimley-Horn, working on the project with Cityscape Residential, and said that the secondary plat would subdivide an approximately 26-acre parcel at the southwest corner of CR 600W and CR 600N into one lot and one block.

The project itself is called BroadAcre and was first introduced to the town in late 2022 as a traditional suburban apartment community behind a to-be-determined amount of commercial outlots. There would be 11 apartment buildings in two- and four-story configurations with a clubhouse and pool.

Lot One would have a total of 256 units with about 58% open space, featuring tree conservation easement and a dentition pond in the areas, and Block One would feature mixed-use commercial.

With the secondary plat focusing on lot one for now, it shows a temporary access point off Mt. Comfort Road, with future plans for the main access to be located off CR 600N.

The 26-acre property was rezoned to the Cityscape Planned Unit Development (PUD) back in 2022, and the development plan was approved for BroadAcre in 2023. According to the staff report, a development plan for the mixed-use commercial has not been submitted yet, hence why it is referred to as a block on the plat.

Ryan Crum, planning and building director, said that all the concerns from their Technical Architecture Commission meeting were addressed and they had nothing further at the plan commission meeting.

With recommended approval from staff, the plan commission unanimously voted yes to the approval of the secondary plat for BroadAcre.

Another secondary plat that was presented at the plan commission meeting was on Kensington Way, located along the eastside of Kensington Way and south of Wellington Way.

Located in the Gateway Crossing PUD, Crum said this site is approximately 8 acres and just one lot.

Tyler Bowers with The Ridge Group (TRG) Development spoke on the development, mentioning that construction on the 128 multi-family units is projected to start this summer. The units will consist of one- and two-bedroom units and have 16 units in each building per the zoning code.

With no additional comments or questions from the board, they also passed the secondary plat for Kensington Way unanimously.

While the border was to hear a third secondary plat for the commercial development of Culver’s, a petitioner was not present to speak, moving the item to next month’s agenda.
