JEFFERSONVILLE — The River Ridge Development Authority is making big sales fast, with negotiations to sell about 176 total acres approved in one meeting.

The board approved five resolutions at its meeting Monday to sell parcels of land to companies interested in developing them. The single largest would cover 77 acres selling at about $4.5 million to be used for a 1.3 million-square-foot industrial warehouse. The site would be flanked by the future International Drive.

“Eventually, International Drive will be extended and connect to our heavy-haul road,” River Ridge Executive Director Jerry Acy said.

The heavy-haul road, which will join River Ridge with the Port of Indiana-Jeffersonville through the Interstate 265 interchange, could cost as much as $28 million. The Indiana Department of Transportation has committed $11.25 million to the project.

It’s the commerce center’s most southern property and closest to the future 1,300-acre megasite, which is in the final stages of certification that will make the site especially marketable to large manufacturing or industrial companies.

River Ridge is also planning to develop the entrance to the commerce park from I-265 — all in preparation for the completion of east-end bridge construction slated for next fall.

The board is also looking to sell 53 acres that would be home to four warehouse buildings ranging from 150,000 square feet to 400,000 square feet. The resolution also guarantees the interested buyer a portion of land not yet transferred from the Army once River Ridge owns it.

Acy said that the buildings will make up a planned development along Trey Street near American Fuji Seal.

The sites will be sold for $2.5 million.

The board also approved sale negotiations for a five-acre property along Ind. 62 at the north end of the commerce center for $35,000 per acre to be used for a 30,000-square-foot building with 10,000 square feet of expansion capabilities; a 15-acre property at the intersection of Ind. 62 and Paul Garrett Avenue at $75,000 per acre for a 100,000-square-foot building with the potential to double in size; and a 25-acre site selling for $65,000 per acre at Trey Street and Logistics Avenue for a 352,000-square-foot building.

That makes almost $10 million worth of land sale negotiations passed in one meeting.
