Local real estate statistics for the first six months of 2014 are a mixed bag.

The market is improving, according to Realtor Roger Pendl of Cressy & Everett and Myron Larimer, the chief executive officer of the Greater South Bend-Mishawaka Association of Realtors. It’s still moving generally upward, but it’s not at prerecession levels yet by any means. And at some price points, it’s even lagging.

“I’ve been doing this 26 years,” said Pendl. “It’s better than last year. It’s doing OK.”

The median price of a home sold in St. Joseph County the first six months this year was $112,000, up 8.7 percent from the median sale price of $103,000 in the first six months of 2013. Though new listings and closed sales were down more than 12.5 percent for the first six months, both showed modest growth of 2 percent in June.

Time on the market is only up one day, Larimer said, and that’s despite a harsh winter the first three months of 2014, which definitely had a negative effect at the front end of the year.

In Elkhart County, the median sale price jumped 7.3 percent in June to $118,000 compared to 2013 and rose 4.7 percent for the first half to $111,689. Though down for the first half, closed sales and listings also started showing signs of improvement in June.
