DYER — Following public hearings, the Plan Commission recently approved a new 80-lot single-family residential subdivision and rezoning for a future public indoor storage business.

The commission favorably recommended Village Circle West plans to the Dyer Town Council. The project developed by Providence Real Estate LLC would fill the last remaining large plot of land in the area north of U.S. 30, east of Calumet Avenue, and south of the CN railroad tracks.

The site was originally developed by Olthoff Homes before the recession with townhomes.

Village Circle West would feature 80 single-family homes ranging in size from 1,400 to about 3,000 square feet on nearly 40 acres. The base price would probably be $200,000 to $240,000, Doug Ehens said.

“All the single-family homes will be comparable to or exceed the type of homes (located in the adjoining Olthoff development),” he said.

Of major concern to nearby townhome residents was the impact of increased traffic.

First Group Engineering undertook a traffic impact study at the request of the Dyer Plan Commission, focusing on Corinne Drive and Pleasant Springs Lane. Commission President Scott Cearing told those at the public hearing that the study showed an “A level of services and (the subdivision) will not cause any impediment of traffic in the area.”

Providence Real Estate Development also has agreed to provide land for a park and an additional $30,000 to the Dyer Park Department, Cearing said.
