ANGOLA — After months of flat to negative real estate sales figures, Steuben County saw a sizeable gain in January, said data from the Indiana Association of Realtors.

Monday’s release of the Indiana Real Estate Markets Report by the state’s Indiana Association of Realtors shows 2012 off to a strong, positive start with activity and home prices better this January than they were the same month the year prior.

Locally, January sales were good for Steuben County while other counties had down months compared to January 2011.

Steuben County’s January sales numbered 24 compared to 16 for January 2011. Noble County had 28 sales compared to 33 in January 2011. There were 13 sales in January in DeKalb County compared to 15 in January 2011. LaGrange County had 11 sales in January compared to 14 a year ago.

Real estate sales figures for the past 12 months show a continued increase in sales in Noble and LaGrange counties but a decline in DeKalb and Steuben counties.

For the past 12 months, February 2011 through January 2012, Noble County has had 454 closed sales compared to 370 the previous 12 months, February 2010 through January 2011. In LaGrange County, there were 240 sales in the past 12 months compared to 222 the previous 12 months.

DeKalb County has had 295 closed sales in the past 12 months compared to 333 the previous year.Steuben Copunty has had 375 closed sales the past 12 months compared to 395 the previous 12 months.

Statewide, when comparing January 2012 to January 2011:

• The number of closed home sales increased 13.9 percent to 3,458;

• The number of pending home sales increased 17.7 percent to 4,226;

• The median sale price of homes increased 1.0 percent to $101,000; and

• The average sale price of homes increased 0.2 percent to $122,209.
