INDIANAPOLIS -- Housing sales in the four-county area show double-digit percentage increases in all but one county for the first quarter of 2012, compared to the same period last year.

The monthly Indiana Real Estate Markets Report from the Indiana Associaton Realtors showed gains in all four counties for the first quarter of the year.

DeKalb County has seen a 34.6 percent increase in the first quarter, with 70 closed sales this year compared to 52 for the first three months of last year.

Steuben County had an increase of 18.2 percent in closed sales for the first quarter — 65 sales this year compared to 55 last year.

In Noble County, there was a 17.6 percent increase for the first quarter with 107 closed sales this year compared to 91 last year.

LaGrange County had 38 closed sales the first quarter of this year compared to 37 in 2011, an increase of 2.7 percent.

Over the past 12 months, DeKalb and Steuben counties continue to lag behind the previous 12-month period, while Noble and LaGrange counties continue to post double-digit gains.

Sales in Noble County for April 2011 through March 2012 are up 24.3 percent over the previous 12-month period, with 475 closed sales compared to 382. In LaGrange County for the past 12 months, sales were up 11.9 percent compared to the previous 12 months, at 244 sales versus 218 sales.

DeKalb County has experienced a decline of 1.3 percent in sales for the past 12 months compared to the previous 12-month period, reporting 315 closed sales for April 2011 to March 2012 compared to 319 sales for April 2010 through March 2011.

The decline in Steuben County was 3.1 percent, with 377 sales the past 12 months compared to 389 the same period a year earlier.

Statewide, the housing market outperformed itself on all but one indicator during the first quarter of 2012 when compared to the same three months of last year.

The report for Indiana said:

• The number of closed home sales increased 15 percent to 12,470;

• The median sale price of those homes increased 3 percent to $105,599;

• The average sale price increased 2.4 percent to $126,652;

• The number of pending sales increased 15.7 percent to 15,328; and

• The number of new listings increased 1.8 percent to 29,341.

The percent of original list price received did not increase during the first quarter of 2012. It decreased less than 1 percent, but at 89.1 percent it is within the same range that this indicator has been for the last few years. When comparing March 2012 to March 2011, the percent of original list price received did not change from 89.9 percent.

Other year-over-year comparisons for Indiana:

• The number of closed home sales increased 12.4 percent to 5,170;

• The median sale price of those homes increased 5.7 percent to $111,000;

• The average sale price increased 4.5 percent to $131,549;

• The number of pending sales increased 9.1 percent to 6,146; and

• The number of new listings decreased 2.9 percent to 11,614.
