INDIANAPOLIS — The monthly Indiana Real Estate Markets Report released by the Indiana Association of Realtors provided a snapshot of northeast that had been evident much of the year.

Noble and LaGrange counties saw a rebound in sales over 2010 but DeKalb and Steuben counties saw a decline.

For the state, the year-end data shows that 2011 was better than the year before with regard to activity and home prices.

In Noble County, there were 459 homes sold in 2011 compared to 350 in 2010, a gain of 31 percent. LaGrange County experienced a 12 percent increase in home sales last year, 243 compared to 217.

That wasn’t the case in DeKalb and Steuben. DeKalb County had a sales decline of 10.8 percent, 297 sales in 2011 compared to 333 in 2010. Steuben County had 367 sales in 2011 compared to 398 in 2010, a drop of 7.8 percent.

Statewide, there were 220 more homes sold in 2011 than in 2010. The median price of all 57,985 homes sold in Indiana last year was $112,900, which is 0.8 percent more than the median price of all homes sold in 2010. The average price of all homes sold last year was $135,183, which is a 1.7 percent increase over 2010.

“Local housing markets are making some progress,” said Karl Berron, chief executive officer of the real estate association. “This is good news even if we’d like to press the accelerator.”

Median home sales prices in the four-county area dropped in 2011, except in LaGrange County, where they were up 12.5 percent. The median home sale price for LaGrange was $107,450 in 2011 compared to $95,500 in 2010. Steuben County saw its median home value drop 4.9 percent, from $105,000 in 2010 to $99,900 in 2011. DeKalb County’s median home price was $84,000 in 2011 compared to $85,900 in 2010, a drop of 2.2 percent. Noble County’s median sales price was off 1.1 percent, dropping to $86,000 in 2011 from $86,950 in 2010. Average prices were not available for the four-county area.
